That 3% funds the entire 95-point marketing plan behind every listing: professional photography and 360° virtual tours, syndication to 750+ websites, paid digital advertising, weekly performance reporting, and full contract-to-close coordination with attorneys and title companies.
Do I have to pay buyer's agent compensation?
Technically, no — but offering compensation means more offers and appeal to a wider pool of buyers. Daniel doesn't have to disclose the amount being offered to buyers or their agents up front, and recommends providing a buyer's agent 2.5–3% of the sale price to keep a listing competitive with everything else on the market.
What if the buyer doesn't have an agent?
Daniel is willing to work with a buyer directly. As the seller's agent, he continues to represent the seller's best interests through exclusive representation, acting as a facilitator on behalf of the buyer throughout the transaction.
