What You're Really Paying For:

Value, Not Just a Percentage

Commission shouldn't be a mystery, and it shouldn't be something you have to ask about awkwardly halfway through a listing appointment. Here's a transparent breakdown of how compensation works when you sell or buy with Daniel Abreu of The Abreu Group — and exactly what that investment funds.

What You're Really Paying For

A transparent breakdown of commission — and exactly what it funds.

This keeps it short and punchy to match the visual style of the template default ("What we can do for your property" / "Sell your home faster"), while actually reflecting this page's content — commission transparency — rather than generic listing-marketing language.

Daniel's listing commission is 3% — a straightforward rate for the full scope of service outlined below, regardless of price point or property type.

That 3% funds the entire 95-point marketing plan behind every listing: professional photography and 360° virtual tours, syndication to 750+ websites, paid digital advertising, weekly performance reporting, and full contract-to-close coordination with attorneys and title companies.

Do I have to pay buyer's agent compensation?

Technically, no — but offering compensation means more offers and appeal to a wider pool of buyers. Daniel doesn't have to disclose the amount being offered to buyers or their agents up front, and recommends providing a buyer's agent 2.5–3% of the sale price to keep a listing competitive with everything else on the market.

What if the buyer doesn't have an agent?

Daniel is willing to work with a buyer directly. As the seller's agent, he continues to represent the seller's best interests through exclusive representation, acting as a facilitator on behalf of the buyer throughout the transaction.

If you're purchasing a home, Daniel represents your interests throughout the search, negotiation, and closing process. As with all buyer representation today, compensation is discussed and agreed upon upfront through a written buyer representation agreement before showings begin — Daniel will walk you through exactly how this works and what it means for you at your first meeting, with full transparency before you see a single home.

For sellers who want performance built into the agreement itself, Daniel also offers the Guaranteed Sale Program: if your home doesn't sell within 60 days, Daniel forfeits his commission entirely.

Commission isn't a fee for a sign in the yard and an MLS listing. Here's a sample of what's included in every transaction:

  • In-depth market analysis and data-backed pricing strategy
  • Professional photography, 360° virtual tours, and marketing collateral
  • Syndication to 750+ websites, including Realtor.com, Zillow, Trulia, and Redfin
  • Paid digital advertising: Google Ads, social media retargeting, geo-targeted campaigns
  • Weekly showing stats, marketing reports, and pricing reviews
  • Full contract-to-close coordination with attorneys, title companies, and lenders
  • Skilled negotiation backed by a Real Estate Negotiation Expert (RENE) certification

The Bottom Line

You shouldn't have to guess what you're paying for. Every dollar of commission funds a specific part of the process designed to get your home sold faster, for more, and with less stress — or to get you into the right home with an experienced advocate in your corner.
