Your May 2026 SWFL Local Guide: Events, New Spots, Market Stats & More

May in SWFL is packed. There are 10 events worth showing up for, 5 new businesses changing the local landscape, two housing markets trending in very different directions, and a bucket list that goes way beyond the beach. Here's everything you need to know.

What's Actually Happening in SWFL This May

Alright, let's talk May. Most people assume Southwest Florida goes quiet after season ends. And honestly? That's the best-kept secret around here. The tourists thin out, the locals come out, and May turns into one of the most underrated months to live in this area.

I put together this guide the same way I'd tell a friend about it over coffee — no fluff, no filler. Just what's actually worth your time this month.

May 2026 Events in Southwest Florida Worth Your Weekend

There's more going on this month than most people realize. Here are the highlights:

Hibiscus Festival — May 1–3 | Gilchrist Park, Punta Gorda

Now in its 22nd year, this is one of those events that feels like true Old Florida. It honors the legacy of Harry Goulding, a Punta Gorda resident who spent 60 years growing over 60,000 hibiscus varieties. Live music, local food, plant markets — this one's worth the drive.

Mahler Chamber Orchestra at Artis—Naples — May 3 | Hayes Hall

This is a big deal. The internationally renowned Mahler Chamber Orchestra makes its Hayes Hall debut with pianist Yuja Wang. If you've never been to a performance at Artis, this is the one to start with.

Snap, Crackle and POP ART! — May 4–Jun 23 | Marco Island Center for the Arts

Five local artists. Graffiti-infused paintings, animal sculptures, SWFL-inspired cartoons, and mixed-media work that blends photography and printmaking. Free to browse and worth the stop.

Tourism Week Celebration Lunch — May 5 | The Ritz-Carlton Naples Tiburon

If you're in the hospitality or real estate space, this one's a legitimate networking opportunity. Hosted by the Greater Naples Chamber and Visit Florida, it brings together the region's industry leaders in a room that matters.

Fort Myers Film Festival (16th Annual) — May 20–24 | SBDAC + Multiple Venues

This is one of the coolest events in Lee County, full stop. Indie films, red carpet openings, screenings across multiple venues including BIG ARTS, IMAG, Alliance for the Arts, and Calusa Planetarium. It's the kind of event that makes you proud to live here.

Country Jam Naples 2026 — May 23 | Paradise Coast Sports Complex

Live country music at one of Naples' biggest outdoor venues. Enough said.

Boca Grande Sandbar H2O Music Festival — May 24 | Boca Grande Sandbar

Grab a kayak, a tube, or a boat and head to the sandbar. Memorial Day weekend, live music from Redferrin, Taylor Holder, American Made, and DJ Dank Williams. This is peak SWFL living.

Weird Al Yankovic — May 27 | Hertz Arena, Estero

Yes, Weird Al. The Bigger & Weirder 2026 Tour with special guest Puddles Pity Party. Tickets start at $40. Absolutely worth it.

Waterparks — May 28 | Hertz Arena, Estero

The Dance, Kid, Dance Act II tour rolls into Estero with Coheed and Cambria, Black Stone Cherry, and DJ Rock Feed. A stacked bill for $40.

Mercato Nights Music Series — Phenomenal Animal | May TBD | Mercato Piazza, Naples

Free outdoor concert at the Mercato Piazza. Phenomenal Animal plays soul, rock, funk, and blues for two hours straight. Bring a lawn chair. This one's a vibe.

New and Coming Soon in Southwest Florida

Here's what's changing the retail and real estate landscape right now:

Costco — East Naples

A new 162,000-square-foot warehouse is coming to the corner of Rattlesnake Hammock Road and Collier Boulevard. Construction underway, expected to open later this year. This is going to be a game-changer for Collier County retail traffic.

Whole Foods — East Naples

An 82-acre mixed-use development at Davis and Santa Barbara boulevards will be anchored by a 30,000-square-foot Whole Foods. The project also includes 622 residential units and a nature preserve. Groundbreaking is expected in 2027, but entitlements are moving.

RH Gallery — Waterside Shops, Naples

Restoration Hardware is putting up vertical construction on the former Nordstrom footprint at Waterside Shops, complete with its signature rooftop restaurant. If you know RH, you know this is going to be a destination.

Point Ybel Brewing — Downtown Fort Myers

The beloved Sanibel-themed craft brewery is expanding downtown to 2225 First Street. If you haven't been to the original, go. Then come back for this one.

Coffee Rush — Cape Coral

This Oregon-based drive-thru coffee concept is opening its second Florida location on Pine Island Road in Cape Coral. Owner Tessa Yost is targeting a late May or early June opening. One to watch for the Cape Coral crowd.

May 2026 SWFL Bucket List: The Local Edition

This isn't your typical tourist list. These are things an actual SWFL local would tell you to do this month.

Kids: Kayak through Lovers Key State Park. Spot dolphins and roseate spoonbills up close. Bring a kayak for the morning and let the water do the rest.

Adults: Catch sunset at Tigress Rooftop Bar at The Perry Hotel in Naples. Panoramic Gulf views, a serious cocktail program, and happy hour for locals Wednesday through Sunday from 3–5 PM. Then walk to Bar Tulia on 5th for a nightcap.

To Eat: Silver King at the Luminary Hotel in Fort Myers. Chef Zach Geerson's chef's counter is one of the only experiences of its kind in SWFL. Global small plates, hyper-local ingredients, and ceramics made by a local artist. Dinner here feels like an event.

To Drink: Escondido Lounge in Fort Myers. It's a speakeasy hidden behind a faux freezer door inside Taco Works. Red lighting, velvet furniture, and a smoked old fashioned that you'll be thinking about for a week.

Naples Housing Market — May 2026

Let's talk numbers. Here's what the data is showing right now in Naples:

  • Median Sold Price: $785,000 — up 1% from last month

  • Avg Days on Market: 49 — down 11.7% from last month

  • List-to-Sale Price Ratio: 94.7% — down 0.19% from last month

What Does This Mean If You're Buying in Naples?

Forty-nine days on market means you have breathing room. Sellers are negotiating and prices are holding just under ask. That 94.7% list-to-sale ratio tells you there's room between the sticker price and what homes are actually closing for. Use that leverage.

What Does This Mean If You're Selling in Naples?

Buyers are still active and prices are ticking up, but 94.7% list-to-sale means pricing right the first time is everything. The days of just throwing a number at the wall are over. Prep matters. Strategic concessions close deals faster than price reductions.

Fort Myers Housing Market — May 2026

Fort Myers is telling a different story — and it's a good one for sellers:

  • Median Sold Price: $438,000 — up 1.7% from last month

  • Avg Days on Market: 47 — down 25.4% from last month

  • List-to-Sale Price Ratio: 95.4% — up 0.52% from last month

What Does This Mean If You're Buying in Fort Myers?

Forty-seven days on market and prices climbing 1.7% month over month. Fort Myers is moving. That 25% drop in days on market tells you buyers are getting more decisive. Don't sit on a good house thinking you have time. You might not.

What Does This Mean If You're Selling in Fort Myers?

A 95.4% list-to-sale ratio trending upward means buyers are showing up ready to pay close to ask. Days on market dropping 25% in a single month is a signal that well-priced homes are moving fast. Price it right and they'll come to you. The prep and strategy still matter — but the momentum is in your favor.

Life in SWFL Lately

Beyond the stats and the events, here's what's been going on personally. Easter Sunday brunch with the whole family at the Hyatt Regency Coconut Point. A quick getaway weekend to Boca Grande for some shelling on the beach. And one of my favorite things this month — helping a buyer who recently went through a divorce find his forever home here in SWFL.

That last one is close to my heart. Life transitions are hard, and helping someone come out the other side into a home they're proud of? That's why I do this.
