Gateway is my number one recommendation for first-time buyers in Fort Myers at almost any budget, and it is especially compelling under $400,000. This is a well-established master-planned community that was developed primarily in the 1990s and 2000s, and it shows — the streets are clean, the landscaping is maintained, and the community has an established, stable feel that newer developments take years to develop.

What you get in Gateway under $400K:

  • Townhomes and smaller single-family homes typically in the $280,000 to $380,000 range

  • Proximity to RSW Airport — a major lifestyle advantage if you travel or have visiting family

  • Gateway Elementary School, which consistently receives high marks

  • Easy access to I-75, Daniels Parkway restaurant corridor, and both Fort Myers and Estero amenities

  • A community culture that includes families, professionals, and a diverse age range

The resale market in Gateway has held up well through market cycles, which matters for a first-time buyer who may be looking to move up in five to seven years.

But for buyers who work from home, have a car-dependent lifestyle, and want the most home for their money, Lehigh Acres is a legitimate choice that I see working well for the right buyer.

New construction in Lehigh Acres is particularly active right now, with builders like D.R. Horton and Lennar offering new homes at price points that are genuinely difficult to find elsewhere in SWFL.

3. Iona / McGregor Corridor — Character and Location

The Iona area along the McGregor Boulevard corridor is one of Fort Myers's most established and characterful residential areas, and it still has pockets where a first-time buyer under $400,000 can find solid product — typically older homes in the $320,000 to $395,000 range that may need cosmetic updating but are in excellent locations.
