I know, I know — June in Southwest Florida has a reputation. It's hot. It's humid. The snowbirds have gone home. But here's the thing: if you're a buyer or a seller in this market, June is one of the most interesting months of the year. The frenzy of season has cooled, inventory is a little more plentiful, and buyers who stick around have less competition for the homes they want.

And honestly? As someone who lives here year-round, June is underrated. The beaches are less crowded, the restaurants aren't packed, and there's still plenty going on if you know where to look.

Food & Drink

Summer restaurant week events tend to pop up throughout June in both Naples and Fort Myers — local restaurants offer prix-fixe menus at reduced prices to drive traffic during the slower season. The 5th Avenue South restaurant scene in Naples stays active year-round, and places like The Local and Burn by Rocky Patel in Naples are always worth a visit.

Arts & Culture

After the extraordinary appreciation of 2021–2023, prices have largely stabilized across SWFL. That doesn't mean they've dropped — in most categories they haven't — but the 15–20% year-over-year gains are behind us. What that means practically: buyers have more room to negotiate than they did two years ago, and sellers need to price realistically to attract qualified offers.

Interest Rates: Still the Big Variable

Rates have been in the mid-to-upper 6% range for most of 2026, which has kept some buyers on the sidelines. But here's my honest take: the buyers who waited for rates to drop to 5% have mostly missed 18 months of equity gains. If the home makes sense at today's rate and today's price, it makes sense. You can always refinance if rates drop — you can't go back and buy the same house at a lower price.

My Market Pulse: What I'm Seeing Right Now

On the ground, I'm seeing strong activity in Gateway, Three Oaks, and Reflection Isles in Fort Myers — these family neighborhoods have held up extremely well. In Cape Coral, the SE quadrant near Cape Harbour and Tarpon Point continues to outperform. In Bonita Springs and Estero, Pelican Landing and The Brooks are both seeing healthy traffic from relocating buyers.

Naples is Naples — the top end of the market ($2M+) in Pelican Bay, Port Royal, and Olde Naples has been remarkably resilient. If you're in that price range and thinking about selling, now is still a great time.
